Are you saying that in Hong Kong, if the buyer pulls out, they lose their deposit but of the Seller pulls out, they have to return the deposit plus 5%

On the subject of pulling out of sales, I've always loved how my dad gave a bras d'honneur to a buyer who tried to gazunder him when selling my grandparents' old flat. The guy buying was a cash investor, but had been cocky, giving us the runaround with delays and drove a really hard bargain too. Nonetheless, the flat needed to be sold so he got a deal done. On the week of exchange, the buyer decided to gazunder us and dropped his offer. Instead of capitulating my dad cancelled the entire sale and walked away.
The buyer, who'd been very cocky and confident until this point came back desperately grovelling, offering all kinds of things to get the sale back, in cluding paying more money. He was clearly desperate to make the sale go through. My dad simply told him to get fucked and walked away. Ended up selling it to someone who actually wanted the place

A mate of my brother's did exactly the same. Selling in London to move home to New Zealand. Their estate agent lets this slip to the buyer. The day before the exchange (with their entire life either in storage or already on the way to New Zealand in a container) the buyer lower their offer by £20k. I think we're going to need to set up a wanker leaderboard.
This time its a couple who offer £65k below asking, fanny around increasing by £10k more, we counter with £5k more than that as that matches the previous offer we accepted from someone with no chain... they then take a couple of days to come back to us and say we want to think about it.
We say we're not waiting 4 weeks for you to come back after Christmas so we'll take your previous best offer, send us you're solicitor's details.
Ahhh.. no actually despite offering and increasing our offer, we'd still like to think about it.

We've just moved house, this is not the optimal time to move house
Everyone said, no way will you complete for Christmas.
No packing or anything done as we also were of this thought train, however, no chain our side, no chain their side, so I was thinking probably Jan/Feb which would still have been decent.
We put offer in 28th September, got the keys 12th December.
It's not been an enjoyable couple of weeks
