I think “targeting” is giving a little too much credit, it looks like that tall slab of a gable end is putting the short garden into constant shadow - so probably difficult to grow much.

It’s just a poor design, The houses next to it have a much less imposing rear elevation that with the pitch going the other direction and a single story part with skylights sticking out that means the shadows in the garden won’t be as much of an issue.

I think the problem is the price. Make it cheaper and someone will buy it.

Oh, and the front door makes my skin itch, I have an irrationally excessive dislike of front doors with weird-shaped glass

"There are no bad products, just bad prices" is a phrase I've heard bandied about. Which for most things (that aren't broken) is true enough.

As for that front door, I can hear the electronic doorbell of a trade desk going off when it opens, and the footsteps of someone in big boots coming to the desk to ask what tool you'd like to hire.

Bear in mind this was originally built for a totally different purpose… and apparently there is thick reinforced concrete under those slabs which would have been a lot of work to excavate.
Not trying to excuse it, but to explain.

But yes, the back of my house is much nicer (I also have a nicer door, and no cladding).

Just looked on streetview - that could have had some good space around it. Presumably they are just trying to squeeze as much profit as they can out of the original site.....

As an update on this...

So we got an offer on our property last week - on my birthday which was nice and not bad going given it has been on the market 4 weeks... however it was c. 5% under asking. We negotiated with our seller to drop theirs by 50% of the amount we were reducing (as the buyer would not raise their offer even though we know that they had budget to which was annoying) and accepted the offer.

Roll around this morning and they've pulled out because apparently the tenants in their rental flat have given notice so they're going to sell that and then buy a bigger house. Bollocks.

Buying/selling houses is so frustrating. :evil:

About a decade ago we put in an offer on a house that was accepted, and subsequently accepted an offer on our place. Couple we were buying from were splitting up, and there was a disagreement, so they pulled out 6 weeks ahead of the planned move date - forcing us to do the same. Felt really awful pushing the problem back down the chain, but had no choice. :?

2 months after that we put in an offer on a house that was accepted, and subsequently accepted an offer on our place. Lady we were buying from wasn't old, but was really ill and needed to move to a house on one level. She then changed her mind and pulled out 4 weeks ahead of the planned move date..... :roll:

Not going to help here though - Mik keeps the deposit from his buyer but loses his deposit up the chain to the house he was buying.

Yes its very difficult and the market for a property like ours seems to split in two - there are buyers with young families that are stretching themselves financially and looking also with a focus on space and come with a chain as they're selling a flat and then divorced single buyers or older couples looking to downsize. Our buyer was an older individual and had sold their main property and only needed a very small mortgage so we thought less risk... turns out they are just as likely to fall through :?

Hong Kong system, seller withdraws then the seller must pay double the deposit.

Just the standard terms of the contracts over there. If you want to buy a house you pay a 5% non refundable deposit. If the seller pulls out they refund you your deposit and pay you 5% back for being a time waster.

Are you saying that in Hong Kong, if the buyer pulls out, they lose their deposit but of the Seller pulls out, they have to return the deposit plus 5%
