What do you do when they fail to open? Anything automated will fail at some point.

Yeah - we had an encoder failure on a motor, so they freaked out and the motor had to be replaced. You have a key to manually separate the gates from the "foot" that is connected to the motor. Takes seconds.

:lol: the former owners have a smart meter for the electricity (I’ve never had one previously) and the numbers flashing up on the screen are already giving me palpitations :?

We haven’t the equivalent for gas which is probably a good thing as someone thought it would be a good idea to install an AGA.

I’m trying to stave off the fear that this is all going to be ruinous but I’m going to start getting my kidneys in good shape for donation just in case…

@Mito Man yes we’re in SE London still - what estate agents would probably call Dulwich borders.
