No - there is no further property interest to have a value once forfeited. The tenant will be given many, many opportunities to avoid forfeiture before a court will grant it but it does happen. My old trainee forfeited a long lease of a flat in north London where the tenant objected to paying service charge. The tenant was a barristerGG. wrote: Fri Sep 01, 2023 9:10 pmThis may be a stupid question for a lawyer, even of a different stripe (and likely justifies my old Oxford tutor's observation that "you seem to struggle with any examination with a property aspect...") but on forefeiture is the lessee who loses his interest entitled to compensation for the loss of residual value of the reversionary interest (probably not the correct term...)?
I haven't read the above carefully enough to determine if the intransigent neighbours are owners of a long leasehold (i.e. effectively a half million quid asset), or short - but assuming the former and the lease reverts to the freeholder without compensation for market value then our Gav might be in for a huge windfall...
Seems like an inequitable (from a legal, rather than moral, in this case!) result to me, hence the question.

Re: The House Projects Thread
It's a weird dynamic, the crux of whether a property goes to forfeiture or not seems to be based largely upon the tenant's extreme levels of stubbornness. There is no way - literally it would be impossible - to ever reach the vicinity of forfeiture when dealing with a remotely reasonable person.Jobbo wrote: Fri Sep 01, 2023 11:34 pm

Looks lovely! Beautifully done.
What’s with the stripes in the carpet? Has it been hoovered in different directions to look like that?

No idea, it’s not normally stripey! The joiners hoovered up after they finished and clearly gave a powerful hoover! Or are missing a calling as groundskeepers.Gavster wrote: Sun Sep 03, 2023 12:43 pm Looks lovely! Beautifully done.

Re: The House Projects Thread
Looks nice, as for the stripes don’t some car detailers charge good money for that
How about not having a sig at all?

I dread to think how much that cost - it does look very well done though!

Let me put it this way, it has set the Porsche fund back a considerable way.Rich B wrote: Sun Sep 03, 2023 4:22 pm I dread to think how much that cost - it does look very well done though!
Man maths: I now save the money we were paying to keep all our books in storage.
I think worth it to get it professionally done. Measuring around the complex roofline was painstaking but the fit is amazing.

They have an instagram account with all their work on it, which I will admit is one reason we chose them as it all looks tremendous.Shlergen wrote: Wed Sep 06, 2023 3:18 pm Very nice, I'd say they were happy with results, made carpet look good for photos to use for future jobs![]()

Very nice!
It's a shame we don't live in Suffolk (although we do keep looking) as we're looking at potentially something similar in our box/study room which is fairly small and over the stairs. Need to find someone that does similar up here.

Nicely done, that looks great. Top effort on the carpet by them too!
