Buildings insurance

Bit of a niche question but has anyone got any experience with getting buildings insurance on a listed building (Grade II)?

The property in question is also within 400m of a "watercourse" (small village brook) to add extra headache...

I'm thinking even if not listed @Jobbo might have some knowledge of non standard policies re the thatched cottage he own(ed/s)?

Speak with Ollie from GSI Insurance 01933 411888. Although I offer buildings insurance, I recommend him for more complex cases. He's very good, been doing it forever and non-salesie

I used NFU for a few years - they're very good for thatched properties, the majority of which are listed but mine isn't (fortunately). Hiscox were recommended too but not worth the expensive premiums.

I use the Thatched Owners Group now; no use if you're not looking for insurance for a thatched property. There's a similar organisation for listed property owners which may be worth trying: https://www.lpoc.co.uk/insurance/

Also, I think the meerkat et al have a box for listed buildings so worth a go with that.

Or indeed use a broker as Holley suggested.

I always get my landlord's insurance from Adrian Flux who have generally come up with good deals and their website says they cover listed buildings too

I can recommend Home Protect. Been with them 10yrs now as most insurers wouldn't touch our property as it's been underpinned. Even when we had more underpinning done last year the premiums didn't go up. I think mainly as they're a little more forensic in trying to understand why certain works have been undertaken.

They cover listed buildings as well.
