Property has gone up this year and hasn't fallen yet. Wouldn't want to be applying from scratch for a mortgage right now but that'll work through.
Depends really but around these ere parts people are taking less than 6 months ago as their deals / chains all fall through. Can't see it getting better soon.

People who need a mortgage won’t be buying but that just means the transactions won’t happen; volumes will be down. If they can’t buy at all then they won’t be buying at a lower price.
Remember COVID starting? House sales just stopped for some months. There was then a massive boom when transactions began again. The economic situation isn’t settled enough to say that’s going to happen again, but it’s not just pointing to a crash. 20 years ago I had a few mortgages below BOE base rate; rates will definitely settle down when there’s more economic stability. The famous 15% mortgage rate was only for a few days.

Stamp duty holiday drove that plus savings from wfh.
I'm of the opinion a slight correction is coming, not a crash. Also note the drop in Bank shares and them gearing up for lots of defaults.

prices have been highly area-specific over the last few years. Certain parts, especially more central took a big hit during Covid as people ran away, while certain corners in the suburbs, such as Walthamstow, had a massive boom.

Housebuilding took a dive today though as banks which got worse since earlier today. Crypto type drops

ive told you many times my opinions of proof of work, surely you remember?
Are you ready to share your figures for how much you've actually made or lost on crypto? "A few grand" is a bit vague.

I’m now at £4300, total investment £9500 in crypto.
Crypto / -£5200
Highest crypto = roughly £80,000
RR shares at £7050, total investment £10300.
Highest shares = £12000
Shares / -£3250
Crypto is a punt with some logic behind it, RR shares was as much of a sure thing as I could find
Both are long term but I certainly expected an improvement in the last year which never happened.
I also have some TM1 shares that are up, I had some TUI shares I sold at a few hundred profit as the holiday season returning didn’t change prices as much as I expected. I was £800 up on my Bacanora shares but they left the London Stock Exchange so I sold when they were bought out. Wetherspoons shares got sold with a small profit.
I made roughly £2000 on the small punts I did but lost on the ones I was sure of
Should have spent the money on cars and then invested now!!!
I don’t expect to see a big improvement in RR shares for 2 or 3 years. Crypto has been stable at least but it’s massively down obviously.

Out of interest, why didn't/wouldn't you take your original £9500 out when it was up at £80k (or even when it was at half/quarter that?)

I try to stay logical and at the time it seemed sensible, in hindsight not so much.
It was up that high for a few hours, stayed at around 45 for a few weeks but was all during a time when it could have gone ballistic.
OnlyFans was having a wobble about content, Musk tweeted about it and it did look like it was on its way to going silly. I still am in it for the long term but 18 months on I’d take my investment out at a lower amount.
I’m more annoyed at why RR shares aren’t moving as the company value is directly linked to air miles, which went from near zero to nearly normal but still the share price has stayed very low.

I'm around 5% down on RR but I also owned them when they weren't far off £4 a share

I got mine in Jan 2021, my optimism screwed me haha.
A colleague was buying them at £10 a share at one point.

Actually, ignore me as I'm much more than 5% down. I can't remember exactly how much I paid as I swapped investment platforms and lost much of my historical data online. I do have the original paperwork somewhere though, probably best if I don't look at that at the moment
