@Jobbo - The flat roof and white pillars makes it look a lot more modern. Presumably there's not much difference in terms of the amount of light either one will let? Does the flat roof leave the windows on the first floor with a clearer view? Or is that just a perspective thing?

So here we are again, ready to submit a planning application. We've changed the design to a single floor (as this will be our last house) and ditched the wood cladding so its now white render with Spanish slate - meaning it will match the existing croft house which I learned at the weekend has been there since 1840.

We've found a local manufacturer of timber framed kits so are going with them and have found a local contractor who has time to take on the build next year.

The plan is that it will go at the bottom of this field so we'll just be looking out to that big brown hill and there's a river over that fence which the dogs will love - they're obsessed with swimming.



We've gone open plan for the kitchen, diner, living room so like yours @Jobbo trying to get a lot of light in that space. Had planned for it to all be vaulted on that side but its a PITA to heat so will have normal roof height over the kitchen. Plan is for an air source heat pump - they seem to have improved a lot over the last few years and have underfloor heating.

Then the three bedrooms in the other "wing". Garage with office and gym on the end and solar panels on one side with a battery in the garage. Then an outdoor kennel (don't tell the dogs).





So its back to planning permission roulette again...

We had planning approved previously for a design where the shysters doubled the build cost after we confirmed we wanted to go ahead with it, so common sense would hope we'll get this approved. But they've been changing things again and had some really weird objections last time... They're now also very keen on the sustainability features and landscaping you are going to do...

@Ascender Mike, the bot quoted my pictures from some time ago. As we were about get started, COVID got in the way of doing the extension then costs went up and I realised we'd get much the same amount of additional space but a cheaper build cost with a permitted development extension - that would have had a vaulted pitched roof (I was always a bit uncertain how much noise the flat roof/lantern would make below the bedrooms when it rains).

Every time I discussed with my wife how we deal with the logistics of getting the work done, we got to the point of it being a massive hassle. My wife insisted we could stay in the house but we have so many cats and dogs it would have been very impractical. And I have a bit of a habit of working with colleagues who do never-ending extensions and I did *not* want to turn into one of them.

Anyway, a few things together made it sensible for us to move rather than do the extension:
- My wife said she feels sad when she gets home because it reminds her of our cat who was run over outside a couple of years ago (by the DPD man);
- Once we've had the work done the house will be lovely but it's still not close enough to my offices;
- The neighbour in a mirror image of our house died and their house has sold for way more than we expected.

So we're buying somewhere else and will be selling in the new year. With planning permission that remains valid because the local authority accidentally granted a validity period of 5 years not 3

@Jobbo Ah! I thought I'd seen them before but my old man brain is easily confused these days.

I can't imagine living in a building site for weeks and I also know people who've thought it would be a nice quick job, only to be there months later or even years later.

Sounds like some very good reasons to sell up! Although when I started to read your last bullet point I thought you were going to say they were haunting your house or something.

And sorry to hear about your cat. Bloody DPD...

Nice layout. Consider electric blinds for those high windows (or at least pre-wire for them) if the orientation means that you’ll be blinded on sunny winter days.

Are you building in the grounds of your current house? That’s by far the most sensible. Hope you can find a decent builder to give you an all-in price; the people on Grand Designs who project manage their own builds seem to come unstuck. I’d always pay someone because I would rather make money doing the day job than balls up my own project management

It’s been a while, can’t remember how far I’d got up to in the thread. Finally feels like the end is close.

All doors and windows in, electrics in and on, heating working, most of the plumbing done.

Septic tank and drainage done meant the trenches and pits and holes around the site could be filled, which means the fences have come down and made the whole plot feel a lot more spacious.




Compared to a lot of old barns it’s set a little away from the road, not that it’s busy, but nice that things aren’t driving right next to your windows. Driveway entrance done too


Kitchen is getting there, just a couple of appliances to go in



First time since the build started that I’ve been able to get a car up to what used to be the garage entrance. Feb 2018 - Nov 2023

That is indeed poignant. My cats seem to love to try and get into delivery vans, wander around under parked delivery vans, get in the way of delivery vans etc... That's cats for you I guess.

No, my in-laws have a croft and have very kindly given us space in one of their fields to build. So it's the perfect sanctuary for a grumpy man who gets annoyed with people and noise!

There's very little choice of tradesmen up there, but we've just found a builder who has time to do the job next year and has good reviews - he's happy to do the whole thing and I've found a quantity surveyor who the bank have worked with before, so its coming together. Just need to get a new planning permission and then work out how to pay for the thing!

As someone who's been a project manager for 20 years and has also watched Grand Designs, my wife has said there's no way I'm being allowed to manage it or be involved in any way.

Loving the rafter work and that's going to be an amazing kitchen and living area.

* engage nerd mode * ... what's your heating plans for that vaulted area? I can see the wood burner obviously but just being nosey!

We had to have a structural floor put in under the old part, then found the foundations on the garage block weren’t deep enough so while it was all done the whole building got underfloor heating with an air source pump. The wood burner is for a bit of extra cozy instant heat.

It’s all triple glazed and there’s lots of insulation everywhere! Most of the glass is south facing.

Feels good at the moment, will wait and see what it’s like after a prolonged cold spell.
