In some ways though forfeiture is really the only viable option isn't it so this is probably a successfull outcome! If they don't have the funds to undertake the repairs it will be a nightmare trying to get them to agree to do / finance the necessary work and agree what needs to be done. I think this is likely the only way forward.

Him and his first wife are the original leasholders on that unit from when the building was converted, their lease is dated 12th January 1972 - he's simply allowed the property fall deeper and deeper into disrepair over the last 50 years.

Right I see. Yes it is a big problem as people become geriatrics as well (I presume they're in their 70s then?).

There are so many properties around london where elderly people have held on to them long after they should have moved out into something more appropriate and which doesn't need the same level of maintenance. Every street I've lived on has had one or two in a state of total disrepair and we're talking about houses worth significant sums now!

I hope the result goes your way Gav, but I can't help feeling sorry for the other party; there's no rational reason for their obscurification.

I suggest you wear your biohazard suit (and GoPro) when you eventually gain access.. obviously take a loaf with you to compare against one kept in your sanitary abode.

My mate has a black 458, 1st Edition RR and speed boat under his man cave... I get the impression the house is "hers" and the garage "his" ..

I recommend Hormann electric garage doors.

I am not sure they’d match the wooden doors already on the end - just planning to get three more sets of those.

I’m a function over form kinda guy.

edit: they do appear to provide woody options too. US Brochure has some images, but they list both "woodgrain finish" and solid wood sectional doors on the UK site too. "LTH 42"

They are the masters of prevarication, however that doesn't change their legal responsibilities and courts are already beginning to tire of their obfuscations.

Later today I'm going to serve a section 146 notice on them in person, which gives them another 14 days to allow full unfettered access and pay the most recent costs order (plus a bit extra for the s.146 costs). I've got the hard copies on my desk ready to go, plus a roll of tape and a plastic envelope to tape it to their front door in case they have decided to block their letterbox.
