Rather than moving house we had a thought that we might build a small bedroom extension off the back of our house. We googled and the net said £1000 ish per M2.
After getting my crayons out to try and work out how large it would need to be it ended up 19.4 sq metres and approximately £35k!
Anyone attempted a partial self build or know decent kit companies?

Take advantage of the drop in stamp duty rates and move!

Nowhere nice locally, I think we may just do up the main bathroom with a power shower short term with a view to moving in three years, when my lad starts HS as we then have a whole catchment area to consider.
I have to be honest, despite actually working as a removal man a few years ago, the idea of actually packing everything up and moving just leaves me cold!

Those numbers seem high.
I think it used to be something like £500 a square metre for cheap, 650 for good standard and 850 for high standard a few years ago. That was the general rule of thumb.

£500 a metre isn’t going to go far if you need to build out of the ground.

Well we thought £1000 per sq m but builder quoted £1500 plus VAT.

The reality is that it varies massively on lots of factors. A bathroom or kitchen will cost far more than a bedroom, a 2 floor extension will cost more in groundwork’s over a single, but then the cost of the roof per metre is reduced, then there’s individual site and work in connection costs, where you are in the country, how much demand there is, etc...
If you want multiple good quotes to bring the cost down, you’ll need to pay for someone to do the design work, otherwise all you’ll really get is estimates based on rates/experience.

Think bigger, you'll get much more meterage per pound.

1500 m2 about right down south - depends how deep too. Get a few quotes. Our 3x 6 came it around 29 as we had to go tres deep on footings due to Willow trees. That’s with pitched roof, skylights etc
