In all seriousness, that's how much a house like that _should_ cost. It's just that prices in the south particularly, have gone crazy. I agree. I wonder if that would need an Oversail Licence from the Highway Authority... Almost certainly that or a highways licence. You can't stick a sandwich board or other temporary structure on or over the highway without a highways licence and this is permanent. Pavement is part of the highway of course...

New valve head fitted this morning. Guy was surprised at the state of the manual lever and said the same as you @jamcg - likely done during install and that he takes the heads off when fitting valves.
Hopefully that's the last of the issue. Still, I know a lot more about the system now!

Further update. Now the rooms with UFH aren't calling for heat, the pump for the UFH has stopped etc. But the valve's lever is still stuck in the open position. So not sure how that works with calling the boiler as at present the controls aren't calling the the valve, but the valve appears to still ...

I've had a tinker earlier and I'm fairly sure that the lever on the valve has been mullered by someone in the past. If the rest of your heating is fine it’s unlikely to be a pressure related thing. Also there’s not usually a pressure gauge attached to these things, only a couple of temperature dials as shown in your picture, so pressure would be checked at your boiler- provided it is a pressurised system. Do we have any folks on here knowledgeable about underfloor heating? Came home from a short break tonight to find it not working. All other heating fine. Odd. The TC on my E91 is fairly crude and doesn't really allow any slip. I was sat trying to join a roundabout the other day (one of those where you have to go for any gap you see or you'll be there all day) and it refused to move even on a light foot. :lol: The 125i used to allow a bit of slip so ...
