@Mito Man Totally that, I'm sure the cost of this work has gone up by at least 20% in the last ~5 years from what people in the neighbourhood have told me. Doing the work sooner, even though I don't need it, could have financial benefits.

On the subject of pulling out of sales, I've always loved how my dad gave a bras d'honneur to a buyer who tried to gazunder him when selling my grandparents' old flat. The guy buying was a cash investor, but had been cocky, giving us the runaround with delays and drove a really hard bargain too ...

True. Not many can afford it, but a LOT of people want that kind of place. I once owned the lower two floors of a very similar house by Dartmouth Park. And if you can drop £6.5m on a house like that I’m sure you’d be doing a full refurb regardless of current condition.
